In late Q3, about 21% of active listings had price reductions, and total inventory reached 1.16 million homes, moving within approximately 9% of typical pre-pandemic levels. Even with more choices available, many buyers are still hesitant: homes under contract dropped around 4% year-over-year for the second month in a row, as higher mortgage costs continue to challenge affordability. The national median list price was around $419K, dipping just over 1% both month-over-month and year-over-year, with price per square foot down about 2% compared to last year. Sellers are still very much in the market\u2014only about 6% of listings were delisted, nearly unchanged from last year\u2014but we\u2019re seeing more owners reduce prices and open up to negotiation.
