First-time homebuyers could get $50,000 under new bill

There's exciting news on the horizon for first-time homebuyers—a proposed bill could provide up to $50,000 in federal matching funds for down payments. With a 5-to-1 match, this program would require counseling and limit home purchases to median-priced properties. As a team that's helped many Lincoln-area families take their first steps into homeownership, we know how much of a difference down payment assistance can make. While some are concerned about the potential for rising prices without increased inventory, our focus remains on making the process as smooth and successful as possible for our clients. We believe in putting "Value Over All," and we're here to provide clear guidance and up-to-date information for anyone considering their first home—especially those who may benefit from programs like this.

  • Price Cuts Hit 1 in 5 Listings

Lately, we've noticed a shift in the Lincoln, Omaha, and southeast Nebraska markets that echoes the national picture: about one in five listings saw price cuts by late Q3, while fewer than 6% were withdrawn altogether. It’s a sign that many sellers are adjusting expectations, staying the course, and working with buyers—something we always encourage through open, honest communication.

Mortgage rates told their own story, with the conforming 30-year fixed starting in the high-6% range early in the month and rising above 7% mid-month, continuing to climb from there. As inventory ticked above 1.16 million homes, the median listing price dipped about 1% month-over-month to $419,300. For buyers, that’s a little more room to negotiate, even as new listings slipped by about 2% to around 395,000 in late Q3. Still, higher borrowing costs have kept many on the sidelines, limiting the leverage they might otherwise have.

As we move into early Q4, many are watching to see if these trends—deeper discounts, more price adjustments, and longer selling times—will continue. At SimpliCity Real Estate, we believe value comes from understanding these shifts and guiding you with trust, integrity, and the kind of dedication that comes from decades of combined service. If you have questions about what these changes might mean for your next move, we’re always here to listen and help you navigate with confidence.

  • Mortgage Rates Aren’t Backing Down Yet

With mortgage rates likely to hover around 7% through the end of the year, affordability remains a real challenge for many homebuyers and investors in Lincoln, Omaha, and southeast Nebraska. Unless we see a real cooling in inflation that shifts the Fed’s course, rates could climb even higher—especially with the potential for another hike and wider MBS spreads in the mix. Meaningful relief will take more than just hope: we’re watching for steady inflation progress, calming long-term yields, and more supportive signals from the Fed. For now, these current rates are the reality we help our clients plan around, whether you’re buying, investing, or refinancing. At SimpliCity Real Estate, we believe in clear communication and personalized guidance—because putting Value Above All means helping you navigate these decisions with expertise and trust.

  • Seller Concessions Reach a New US Peak

In the ever-evolving real estate landscape, we're seeing a notable trend: around 45% of home sellers across the U.S. offered concessions in the rolling three-month period ending Mid-Q3—the highest rate for this time of year since at least 2020. That’s up from about 43% the previous year, a sign that buyers are finding a bit more room to negotiate as increased inventory and lighter competition shift the balance in their favor. Concessions have taken many forms, from help with repairs and closing costs to mortgage-rate buydowns, offering buyers added flexibility to manage costs beyond just price reductions. More than ever, sellers are using closing-cost credits and rate buydowns to stand out, reshaping how deals are structured and giving buyers multiple options to make homeownership more accessible. About 16% of homes sold in Mid-Q3 combined a price reduction with a concession—yet another way buyers are able to lower their entry costs. At SimpliCity Real Estate, we focus on guiding our clients through these changing dynamics with clear, personalized advice and a commitment to Value Above All, ensuring your experience is both smooth and successful, no matter how the market evolves.
