Lately, we've noticed a shift in the Lincoln, Omaha, and southeast Nebraska markets that echoes the national picture: about one in five listings saw price cuts by late Q3, while fewer than 6% were withdrawn altogether. It’s a sign that many sellers are adjusting expectations, staying the course, and working with buyers—something we always encourage through open, honest communication.
Mortgage rates told their own story, with the conforming 30-year fixed starting in the high-6% range early in the month and rising above 7% mid-month, continuing to climb from there. As inventory ticked above 1.16 million homes, the median listing price dipped about 1% month-over-month to $419,300. For buyers, that’s a little more room to negotiate, even as new listings slipped by about 2% to around 395,000 in late Q3. Still, higher borrowing costs have kept many on the sidelines, limiting the leverage they might otherwise have.
As we move into early Q4, many are watching to see if these trends—deeper discounts, more price adjustments, and longer selling times—will continue. At SimpliCity Real Estate, we believe value comes from understanding these shifts and guiding you with trust, integrity, and the kind of dedication that comes from decades of combined service. If you have questions about what these changes might mean for your next move, we’re always here to listen and help you navigate with confidence.
