Seller Concessions Reach a New US Peak

In the ever-evolving real estate landscape, we're seeing a notable trend: around 45% of home sellers across the U.S. offered concessions in the rolling three-month period ending Mid-Q3—the highest rate for this time of year since at least 2020. That’s up from about 43% the previous year, a sign that buyers are finding a bit more room to negotiate as increased inventory and lighter competition shift the balance in their favor. Concessions have taken many forms, from help with repairs and closing costs to mortgage-rate buydowns, offering buyers added flexibility to manage costs beyond just price reductions. More than ever, sellers are using closing-cost credits and rate buydowns to stand out, reshaping how deals are structured and giving buyers multiple options to make homeownership more accessible. About 16% of homes sold in Mid-Q3 combined a price reduction with a concession—yet another way buyers are able to lower their entry costs. At SimpliCity Real Estate, we focus on guiding our clients through these changing dynamics with clear, personalized advice and a commitment to Value Above All, ensuring your experience is both smooth and successful, no matter how the market evolves.
