U.S. Active Listings Rise 5.6%

Active listings across the U.S. saw a 5.6% increase by late Q3 2026, marking the third consecutive month of faster yearly growth. For those of you considering your next move, this uptick means buyers are finding a bit more negotiating power than we've seen in recent seasons. Earlier in the year, annual growth had dipped to around 2% in late Q2—much lower than the 17% pace from a year prior. Even so, national inventory remains just shy of pre-pandemic levels, with 1.16 million active listings in late Q3 2026—about 5% below the same period in 2019.

With mortgage rates and long-term yields at two-year highs, the market has cooled somewhat, giving buyers a little extra breathing room as we settle into the slower season. If you want a sharper picture of what's happening here in Lincoln, we always recommend comparing today's active listings per 1,000 households with the 2018-2019 average. It's a helpful way to see if our local supply is above or below the pre-pandemic norm.
